
Superintendent - Building Maintenance

JOB DESCRIPTION
We have an opening for a full-time position of Superintendent, Building Maintenance in the Property and Environmental Sustainability Division of the Environment and Infrastructure Services Department.
DUTIES
- Develop policies, implement procedures, work orders, training and other tools to ensure progress towards increased level of asset maintenance reporting and preventative maintenance programs.
- Supervise staff, direct work activities and foster a positive team approach.
- Provide guidance to staff to ensure success of preventative maintenance programs and asset management and maintenance tracking.
- Ensure the effective management and consolidation of building contracted services, including preventative maintenance contracts, core facility service contracts (i.e., on-demand building trade service calls), and asset replacements.
- Seek out cost efficiencies and develop and lead multiple formats of procurement arrangements to seek out the best value.
- Prepare reports and recommendations for facility asset management and maintenance service levels, budget requirements, and opportunities for continuous improvement and alignment with regulatory requirements and best practices
- Prepare, administer, and monitor budget for all assigned facilities operating accounts and capital projects.
- Oversee facility asset condition assessments and ensure results are incorporated into the Asset Management Plan and 10-year Capital Plan.
- Provide financial estimates and cost breakdowns for asset investments, as required.
- Responsible for ensuring repairs to facilities equipment and building systems are completed and physical building assets maintained by following through on developed preventative maintenance programs.
QUALIFICATIONS
- Post-secondary education in Engineering, Technology, Building Operations or a related field or the equivalent combination of education and experience.
- IFMA Facility Management Professional (FMP), BMOI Real Property Administrator (RPA), ORFA certifications and/or credentials is an added asset.
- 3+ of management experience in construction and/or facility management, preferably in the public sector.
- Experience with consultant/construction contracts and procurement procedures within the public sector, relevant government regulations and building design an asset.
- Demonstrated communication, negotiating, project management, and organizational skills.
- Must have knowledge of building systems - HVAC, electrical, plumbing, carpentry and landscaping an asset. Knowledge of the Fire Code, Fire detection systems and devices, Fire Safety Plans, the Building Code, Building Automation Systems, Elevating Devices Act, Occupational Health and Safety Act., etc.
- Strong computer skills using MS Office applications, including Word, Excel, and Email. Experience with asset management software and reporting required.
- Possess excellent public relations and communication skills
- Possess a valid Class “G” driver’s licence with an acceptable driver’s abstract and reliable vehicle.
- A current and acceptable Criminal Record Check is required for this position at the incumbent’s expense, prior to the commencement date.
